Almost every new-launch brochure in Bangalore prints a RERA number in bold. Few buyers check it. That number is only meaningful if it is real, active, and belongs to the project you are actually being sold. The check is free and takes about five minutes, and it is the single best step you can take before paying a token amount.
RERA is a law that makes builders register their projects with a state regulator and share key details publicly: who the builder is, what plan was approved, when it will be finished. In Karnataka the regulator is K-RERA. Checking a project on its website tells you whether the builder is registered and whether what you were told matches the record.
Type the address yourself. Open your browser and type rera.karnataka.gov.in directly. Do not click a link sent by a broker or developer. Fabricated RERA numbers and look-alike pages have been used in fraudulent project advertising, so a link someone sends you is not proof of anything.
Step-by-Step: Verifying a Project
What to Check on the Project Page
| What to Look At | What It Tells You |
|---|---|
| Registration status | Should show as active or approved. Be cautious about lapsed or expired registrations |
| Registration number | Must match the number in the brochure and agreement exactly |
| Promoter name | Should be the same company marketing and selling the project |
| Approved plan and area | The layout and unit details you were promised should match the filed plan |
| Declared completion date | Your agreement's possession date should not be later than what is declared |
| Progress updates | Regular construction updates suggest an active, compliant project |
| Complaints | A record of buyer complaints is worth reading before you commit |
Red Flags
- ● No RERA number at all on a project that should have one
- ● A number that returns nothing, or belongs to a different project or builder
- ● A registration that has lapsed or expired
- ● A promoter name on the portal that differs from the company you are paying
- ● Pressure to pay a token before you have been able to check
These overlap with the warning signs in our guide to spotting fake property listings.
Check Your Agent Too
Real estate agents who deal in RERA-registered projects are also meant to be registered. On the same portal, the Services menu has a registered agents search, where you can look up an agent by name or registration number and see their validity date.
What RERA Protects, and What It Doesn't
- ● Buyer payments for a registered project are meant to go into a dedicated account, with a large share (commonly 70%) set aside for construction
- ● Pricing is meant to be based on carpet area, not an inflated super built-up figure
- ● Buyers get a formal complaint route against delays and misrepresentation
- ● RERA mainly governs builders and agents. It does not replace title checks, a clean Khata, or an Encumbrance Certificate on the specific flat
- ● Very small projects may fall outside registration requirements, so ask why a number is missing instead of assuming
For the flat-level checks RERA does not cover, see our resale buying checklist.
If Something Goes Wrong
Buyers can file a complaint through the same K-RERA portal after registering as a user. You will need the project's RERA number, your booking agreement and payment receipts, a clear statement of what went wrong, and the relief you want, such as a refund or interest for delay. A filing fee is charged; published guides commonly cite ₹1,000, but confirm the current amount on the portal. Complaints only work for projects within Karnataka's jurisdiction, and the process differs if a project should have been registered but was not.
Frequently Asked Questions
No. It confirms the project is registered and gives you a public record to check against. You still need to verify the title, approvals and the specific unit you are buying.
Yes. Buyers can search project information on the official portal without logging in or paying.
RERA mainly regulates builders and agents rather than private sales between owners. Still, checking the project's registration and complaint history tells you a lot about the community you are buying into.
Do not pay. Ask for the number again in writing, try the project and builder name, and if it still does not appear, treat it as a red flag until it is explained.
