What is an Encumbrance Certificate?
An Encumbrance Certificate, or EC, is an official record from the Sub-Registrar office. It lists the transactions registered on a property during the period you ask for, such as sales, mortgages and gifts. If nothing was registered, the certificate says so. This is called a nil certificate.
Buyers, sellers and banks use the EC to check that the property has no registered loan or claim against it. It sits alongside the sale deed, khata and tax receipts in the set of documents you should check before paying for a property.
When do you need one?
- Before you buy a flat, house or site in Bangalore
- When you apply for a home loan or a loan against property
- When you sell and the buyer or their bank asks for it
- For khata work, legal matters, or to check a property you already own
13 years or 30 years?
Many banks ask for the last 13 years for a home loan. A 30-year certificate shows a longer registered history, which is the safer choice when you are buying. If you are not sure, choose the purpose in the form and our team will confirm the right period before applying.
This page is general information and not legal advice. For a large purchase, please also have the title documents checked by a property lawyer.
Questions people ask
What is an Encumbrance Certificate (EC)?+
An Encumbrance Certificate is an official record from the Sub-Registrar that lists the registered transactions on a property for a chosen period, such as sale deeds, mortgages and gifts. If nothing was registered in that period, you get a nil certificate. It helps show that the property has no registered loan or claim against it.
Do I need an EC to buy a flat in Bangalore?+
It is strongly advised. Buyers and banks use the EC to check the registered history of the property and to confirm that no mortgage or other registered charge is pending. Along with the sale deed, khata and tax receipts, it is one of the standard documents to check before you pay.
Should I take a 13-year or a 30-year EC?+
Many banks ask for the EC of the last 13 years for a home loan. If you are buying a property, a 30-year EC gives you the longer registered history, which is the safer choice. If you are unsure, tell us the purpose and our team will suggest the right period.
How long does it take to get the EC?+
We aim to deliver within the time shown on this page once your payment is confirmed. The exact time can change if the Sub-Registrar records need extra checking.
What details do I need to share?+
The property address or society and flat number, and the Khata or survey number if you have it. If you have a copy of the sale deed or an older EC, upload it, because it helps us search faster. It is optional.
How do I pay?+
After you send your request, this page shows our UPI QR code. Pay the amount shown, then enter the transaction number (UTR) and, if you like, a screenshot. Our team confirms the payment and starts your application.
What is included in the price?+
The price shown includes the government fee, our processing and GST. There are no extra charges for the period you choose, 13 years or 30 years.
My property records are older than 2004. Can you help?+
Records before 2004 may need a manual search at the Sub-Registrar office and may take longer and cost more. Send your request and mention this in the notes, and our team will tell you the exact charge before going ahead.
How do I track my request or download my EC?+
Use the "Track your request" section on this page with your reference number and mobile number. When the certificate is ready, you can download it from the same place.
