Frequently asked questions
Can a flat in an apartment building convert from B-khata to A-khata?
When the scheme was announced, it was described for vacant plots and single-unit buildings with a single owner, and flats in multi-storey apartments were reported as not covered. Rules and clarifications change, so ask your ward office or a lawyer about your specific building before you plan around it.
What is the B-khata to A-khata fee now?
Reports say the fee is 5% of the guidance value plus a small application fee of about ₹500 for applications made after 23 August 2026. A special 2% rate applied to applications filed between 15 May and 23 August 2026. Confirm the current rate on the official portal before you pay.
Is the 2% offer still open?
As of late August 2026 no extension had been reported, so the 2% window appears to have closed. Applications filed inside the window are reported to keep the 2% rate. Check the official portal for any new notification.
Do I need an e-khata to buy a flat in Bengaluru?
Since 1 November 2025, e-khata has been widely reported as important for property registration and for khata transfer. A buyer should ask the seller for the e-khata and check that the owner name matches the sale deed.
How long does conversion take?
The formal service timeline is reported as 30 working days from a complete application. Clean files are reported to take about four to six weeks. Missing documents or open queries can add time.
Does conversion make unauthorised construction legal?
No. Reports say the scheme does not regularise unauthorised construction. That is handled separately, so check your building plan and what has actually been built.
