Buying a resale flat in a running apartment community has one big advantage: you can see the building, meet the neighbours and check what similar flats rent for before you pay. That makes it a popular choice for people who want rent now and growth later.
The hard part is choosing the area. Here is a simple way to think about it, followed by what public market guides say about seven major parts of Bangalore.
The two numbers that matter
Rental yield
Yearly rent divided by the price of the flat. A flat bought at ₹1 crore that rents for ₹30,000 a month earns ₹3.6 lakh a year, a yield of 3.6%. In Bangalore, public guides put most areas between about 2.5% and 6%.
Price growth
How much the flat’s value rises over the years. Guides often quote around 5 to 10% a year for the city, with big differences between areas. It is an estimate, never a promise.
The two usually pull in opposite directions. Areas with lower prices and steady tenants tend to give better rent. Areas with a premium name or big future plans tend to give slower rent but more hope of growth. Decide which you want first.
Areas compared
These are indicative ranges from public guides published between late 2025 and early 2026. Different guides disagree on prices, so use them to compare areas against each other, not to value one flat.
Whitefield and the ORR corridor
Why people look here: Large IT employment base, metro extension and road upgrades. Mature rental demand.
Watch out for: Traffic and construction disruption while the metro work is finished.
Sarjapur Road and Bellandur
Why people look here: Sits between several IT hubs. Wide choice of gated communities.
Watch out for: Prices vary a lot between pockets. Check the specific road and community.
Hebbal and the outer north
Why people look here: Airport access, tech parks and new roads. Often valued for price growth over rent.
Watch out for: Higher entry price, so a lower rental yield.
Electronic City and Anekal
Why people look here: Strong tenant demand from tech and manufacturing jobs. Lower entry price.
Watch out for: Slower price growth in some pockets. Rent depends on the employer base.
HSR Layout and the Koramangala fringe
Why people look here: Young-professional tenants and good amenities, so flats rent quickly.
Watch out for: Premium prices. Fewer new communities.
Yelahanka and Devanahalli
Why people look here: Airport-led growth as the north spreads out. Low entry price.
Watch out for: Lower rent today. The payoff depends on future growth.
Kanakapura Road and the south-west
Why people look here: Mid-income communities with larger flats at fair prices.
Watch out for: Check road and metro timelines before counting on them.
So which one is good for you?
- You want steady rent: look at Electronic City, Sarjapur Road and Bellandur, or Whitefield, where tenants come from big employers.
- You want growth over many years and can wait: look at the outer north and the Sarjapur and Whitefield corridors, where jobs, the airport and transport plans are pulling demand.
- You want easy renting and resale: look at HSR and the Koramangala fringe, where flats move fast but the entry price is higher.
- You want a lower entry price: look at Yelahanka, Devanahalli or Kanakapura Road, and be patient.
Inside any of these areas, the community matters as much as the locality. A well-run community with a good committee keeps rents and resale prices steady.
Six checks before you buy
- Is it A khata, and are the sale deed, encumbrance certificate and occupancy certificate in order?
- Is the community well run, with maintenance dues clear and a working committee?
- Are there tenants and buyers in this community now? Ask how long flats of your type take to rent or sell.
- What does a similar flat actually rent for, not what the advertisement says?
- Is the infrastructure you are counting on (metro, road, airport link) already funded, and does it have a date?
- Can you afford the flat even if it stays empty for two months?

Frequently asked questions
Which area gives the highest rental yield in Bangalore?
Public guides generally put Electronic City and the Sarjapur Road and Bellandur belt at the upper end, around 4 to 6%, because entry prices are lower and tenant demand is steady. Yields change with each community, so check the real rent for the exact flat.
Which area gives the best price growth?
Nobody can promise this. Guides often point to the outer north, Sarjapur Road and the Whitefield corridor, linked to jobs, the airport and new transport. Treat any growth figure as an estimate, not a promise.
Is a high rental yield always better?
No. Higher yield areas often have lower price growth, and the reverse is also common. Decide whether you want regular rent now, growth later, or a mix, and pick the area to match.
How do I calculate rental yield?
Yearly rent divided by the price of the flat, times 100. Example: a flat bought at ₹1 crore that rents for ₹30,000 a month earns ₹3.6 lakh a year, a gross yield of 3.6%. Maintenance, tax, repairs and empty months bring the real figure lower.
Is a resale flat better than a new one for rent?
A resale flat in a running community can be rented out immediately, and you can see the neighbourhood and the rent before you buy. A new project may cost less per square foot but can take years to deliver and has no rental history.
