Brigade 7 Gardens Market Trend 2024 to 2026: Rent by Flat Size and What It Means for Investors

We looked at APKACOMPLEX rental and resale activity in Brigade 7 Gardens since mid-2024. Here is what rents did for each flat size, how quickly flats were rented, and what that means for an owner or investor. Figures are rounded, so use them as a guide.

What this is based on

APKACOMPLEX has handled about 25 completed rentals and several resale deals in Brigade 7 Gardens since mid-2024. We use that activity to see where rents sit and which way they are moving. We round the numbers and do not share individual deals, tenants or flat numbers.

The trend at a glance

3 BHK: steady and the busiest size

Most 3 BHK deals fall in a tight band of about ₹36,000 to ₹42,000 a month. Across 2024, 2025 and 2026 the band has barely moved. Larger flats of around 1,500 to 1,600 sq ft and flats on better floors sit towards the top, while smaller or older-condition flats sit towards the bottom. For an owner, the lesson is that pricing well, not pricing high, keeps a 3 BHK let.

2 BHK: a wider spread

2 BHK rents are more spread out. Most flats rent for about ₹30,000 to ₹35,000 a month, and in 2026 we saw one well-kept flat rent clearly above that range. With fewer 2 BHK deals, treat the average with care and look at the flat in front of you, including its floor and furnishing.

Studio and 1 RK flats

Studio flats are rented here regularly and are often let quickly. Rents have edged up slightly in 2026, from about ₹15,000 to about ₹16,500 a month. They suit single professionals who want to live close to work in South Bangalore.

Demand and speed

What this means for owners
Steady demand and quick lettings mean fewer empty months. Price close to the band for your size and floor, and keep the flat clean and ready.

Resale prices

Resale deals have continued alongside rentals. From the deals where we could see a clear sale price, 2 BHK flats of about 1,200 sq ft have sold for roughly ₹1.0 to ₹1.25 crore, and 3 BHK flats of about 1,600 sq ft for around ₹1.5 crore. These come from a small number of deals, so treat them as a rough guide, not a valuation. Floor, view, condition and timing can move a price a lot.

What it means if you are thinking of investing

The rental side looks steady rather than fast-rising: 3 BHK rents have held in the same band and flats get rented without long gaps. That helps an investor plan. It does not tell you whether the price you would pay is fair. Work out your own net yield:
