Why resale here
Brigade 7 Gardens is a ready community by Brigade Group. On public property portals, 2 BHK resale flats are commonly listed at roughly ₹1.3 to 1.4 crore. That is a rough guide: the final price depends on floor, size, condition and what the seller needs.
A resale flat in a running community has one big advantage: you can see the building, speak to residents and check what similar flats rent for before you pay.
Papers to check before you pay
Do not pay a token amount until you have seen these.
- The sale deed or agreement to sell, in the seller’s name
- A khata (ask whether it is A khata and get a copy)
- An encumbrance certificate for the right number of years
- The occupancy certificate for the building
- Maintenance dues and a no-dues letter from the society
- Loan or bank papers, if the flat is mortgaged
If you are buying to rent out
Ask what a similar flat rents for now and compare it with the live listings on our community page. Divide a year of rent by the price to see the yield, and remember that maintenance, tax and empty months bring it lower. Read our guide to which Bangalore areas suit resale investment for how to compare.
Mistakes to avoid
- Paying a token without a written receipt that says what happens if either side backs out
- Trusting a power of attorney instead of an ownership deed without legal advice
- Ignoring society dues that move to the new owner
- Comparing flats by price alone instead of carpet area
- Skipping an in-person visit
How we help
We help buyers and sellers with resale support, document checks such as the encumbrance certificate, the agreement, and, after you buy, renting the flat out and managing it.
Resale activity at Brigade 7 Gardens
In our own finished deals since 2024, about four in five were rentals and the rest were resale. Most resales were 2 BHK and 3 BHK flats, and a few close each year.
We do not publish prices from individual deals. For a price view of a flat you are buying or selling, ask us for a current estimate and compare it with the live listings.
