Buying a Resale Flat in Brigade Northridge: Checks and Mistakes to Avoid

The papers to check, and how to avoid common mistakes before you pay a token amount.

Why resale here

Brigade Northridge is a ready community, and public listings show the developer’s own sales as sold out. That makes resale the main way to buy a home here.

A resale flat in a running community has one big advantage: you can see the building, speak to residents and check what similar flats rent for before you pay.

Papers to check before you pay

Do not pay a token amount until you have seen these.

  • The sale deed or agreement to sell, in the seller’s name
  • A khata (ask whether it is A khata and get a copy)
  • An encumbrance certificate for the right number of years
  • The occupancy certificate for the building
  • Maintenance dues and a no-dues letter from the society
  • Loan or bank papers, if the flat is mortgaged

If you are buying to rent out

Ask what a similar flat rents for now and compare it with the live listings on our community page. Divide a year of rent by the price to see the yield, and remember that maintenance, tax and empty months bring it lower. Read our guide to which Bangalore areas suit resale investment for how to compare.

Mistakes to avoid

  • Paying a token without a written receipt that says what happens if either side backs out
  • Trusting a power of attorney instead of an ownership deed without legal advice
  • Ignoring society dues that move to the new owner
  • Comparing flats by price alone instead of carpet area
  • Skipping an in-person visit

How we help

We help buyers and sellers with resale support, document checks such as the encumbrance certificate, the agreement, and, after you buy, renting the flat out and managing it.

Frequently asked questions

What documents should I check?

The sale deed or agreement to sell, khata, encumbrance certificate, occupancy certificate, society no-dues, and any loan papers.

Where can I see current prices?

On our community page, which lists the homes available now with their asking prices.
