The short answer
No community is a good or bad investment for everyone. It depends on the price you pay, the rent you can earn, your time horizon and how you will fund it. What we can share is what the rental side looks like in Godrej Eternity, based on APKACOMPLEX rental activity in the community since 2024, so you can do your own sums. This is general information, not financial advice.
What the rental side looks like
- 2 BHK flats have mostly rented for about ₹30,000 to ₹35,000 a month.
- 3 BHK flats have mostly rented for about ₹37,000 to ₹41,000 a month.
- On new deals, 2 BHK rents have moved up through 2026 compared with 2025. 3 BHK rents have held steady across 2024, 2025 and 2026.
- Flats here keep getting rented through the year, and well-priced homes tend to find a tenant within a few weeks.
- Security deposit is typically about 4 to 5 months of rent.
Location points in its favour
- Off Kanakapura Main Road near Mallasandra in South Bangalore, with a large, established community by Godrej Properties.
- Namma Metro Green Line runs along Kanakapura Road up to Silk Institute, which keeps much of the city within a metro ride.
- A mix of 1, 2 and 3 BHK homes, so there are different kinds of tenants.
- Community facilities such as a clubhouse, swimming pool, gymnasium and sports areas.
What to be careful about
- Rental yield can be modest. In many Bangalore communities, annual rent is a small share of the purchase price. Work it out for your own flat.
- Rent and resale prices vary a lot between towers, floors, views and condition. Do not assume one flat matches another.
- Maintenance, society dues, property tax, repairs and vacancy all reduce what you keep.
- If you buy with a loan, the EMI may be higher than the rent. Check that you can carry the gap.
- Past rent trends do not guarantee future rent or price growth.
How to run the numbers for your flat
- Take the price you would pay, including registration, stamp duty and any agent fee.
- Take a realistic yearly rent from the typical range above, adjusted for the floor and condition of that flat.
- Subtract maintenance, property tax, expected repairs and one month of vacancy a year.
- Divide what is left by your total cost. That is your net yield. Compare it with other places you could put the same money.
- If you use a loan, compare the EMI with the rent and keep a buffer.
Checks before you buy a resale flat
- Ask for the sale deed, Encumbrance Certificate, khata and tax receipts, and take qualified legal advice.
- Check society dues and that there are no pending charges.
- Visit at different times of the day and speak to residents.
- See what similar flats in the same tower are listed and rented for right now.
- Understand the khata transfer steps so there are no surprises after you buy.
After you buy: keep it let
An empty flat earns nothing, so a good tenant and a clear agreement matter. Check the tenant with a court record check, sign a proper rental agreement with e-signature and price close to the market. If you live abroad, all of this can be done without travelling.
