Why one check is not enough
A tenant can show a genuine Aadhaar and still have a history of unpaid rent. Another can have a clean record and give you a fake address. No single check covers everything, so owners combine a few simple ones. Think of each check as one question you are asking about the person.
ID and KYC: who is this person?
KYC means checking that the person is who they say they are, usually with an Aadhaar or other government ID, a photo and a mobile number, and sometimes a proof of employment. It is the first step. It tells you the identity is real. It does not tell you about their past.
Police verification: is the tenant known to the local police?
Many Indian cities, including Bangalore, expect owners to inform the local police about a new tenant, and the police may run their own checks. The exact form and procedure can change, so confirm the current process with your local police station or through a service that handles it for you. It is mostly a legal and safety step for the neighbourhood. It is not a report you can rely on to judge how the person pays rent or treats a home.
Court record check: has this person been in court?
A court record check searches court records for cases linked to the person. That can show a history of disputes that no ID would reveal. On APKACOMPLEX the person approves the check on their own phone first, and you pay ₹450 only after that. You get one of three results: verified clear, record found, or unable to verify.
